Dark Ground-Floor TIC Transformed Into a Garden Retreat: Record Price Per Foot

This ground-floor Mission TIC was dark, tight, and short on privacy, and the easy move was to list it as-is and take the discount. I built value instead. I led the design direction myself, coordinated the renovation, and project-managed the tricky parts. In the garden we built a 10’x10’ custom gazebo and layered the landscaping into a private outdoor room. Inside, finish and layout choices pulled the natural light deeper into the unit. The indoor-outdoor flow became the marketing story. The sale set a record price per square foot for a ground-floor TIC in the area.
