This ground-floor Mission District TIC had a problem: it was dark, felt cramped, and lacked privacy. Most agents would have listed it as-is and hoped for the best. I took a different approach—I led the design direction myself, coordinated the renovation, and project-managed portions of the work. The goal was to transform the space into something buyers would feel, not just see.

I designed a 10’x10’ custom gazebo for the garden, layered in landscaping to create a private outdoor retreat, and selected finishes that brought natural light deeper into the unit. The indoor-outdoor flow became the central marketing story. The result: a warm, light-filled home that set a record price per square foot for a ground-floor TIC in the area.
